Job Summary:

As a Commercial Property Manager you will oversee the day-to-day operations and management of two LEED Gold-certified class buildings in Alpharetta, GA. You will be responsible for maintaining high standards of property upkeep, optimizing tenant satisfaction, and ensuring financial performance aligns with company objectives.

Key Responsibilities:

  • Manage all aspects of property operations, including maintenance, leasing, tenant relations, and financial activities for two LEED Gold-class buildings.
  • Develop and implement comprehensive property management plans, including budgets, capital improvements, and operational efficiencies.
  • Maintain strong tenant relationships through proactive communication and responsiveness to tenant needs and concerns.
  • Ensure compliance with lease agreements, property regulations, and environmental standards.
  • Collaborate with leasing and marketing teams to optimize occupancy rates and leasing strategies.
  • Prepare regular financial reports, budgets, and forecasts to track income, expenses, and financial performance.
  • Oversee vendor contracts and service agreements to ensure quality and cost-effectiveness of services provided.

Requirements:

  • Bachelor's degree in Real Estate, Business Administration, Finance, or related field.
  • Minimum of 7 years of experience in commercial property management, with a proven track record in managing LEED Gold-class buildings or similar assets.
  • Strong financial acumen and experience in budgeting, financial analysis, and reporting.
  • Excellent communication, negotiation, and interpersonal skills.
  • Proficiency in property management software and Microsoft Office Suite.
  • Professional certifications such as CPM, RPA, or LEED AP are a plus though not mandatory.
